Schools

Cambrian is served by the Cambrian School District and the Union School District for elementary and middle school, depending on the address, and by the Campbell Union High School District for high school, including Leigh High School and Branham High School. Boundaries can split neighborhoods, so always confirm the assigned schools for a specific home.

Homes

Most Cambrian homes are single-family homes first built in the 1950s and 1960s, many since remodeled or rebuilt. Expect a mix of original ranch homes, updated homes and newer construction, often on the same street.

Cost of living

Housing is the biggest cost. Most of David Lewis Group's recent single-family sales in Cambrian have been between about $1.6 million and $2.75 million. Plan for Santa Clara County property taxes (a base of 1% of the purchase price plus local assessments), insurance, utilities and maintenance on an older home.

Getting around

Highway 85 and Highway 17 make Cambrian convenient for commutes across Silicon Valley. Shopping is close at Westfield Oakridge and neighborhood centers like Cambrian Park Plaza, which has an approved redevelopment plan.
